Transport and Buildings: The Connection

Sustainable transport is a critical component of sustainable built environments — because the environmental impact of a building includes not only its operational energy consumption but also the carbon footprint of how its occupants travel to and from it. A highly energy-efficient building in a car-dependent location with no public transport access generates substantial transport-related carbon emissions that offset its operational savings. Green building rating systems recognise this by crediting buildings for their location relative to public transport and for providing infrastructure that enables sustainable travel choices.

Sustainable Transport in the UAE Context

The UAE has historically been a highly car-dependent society — shaped by its rapid urban expansion, low fuel prices, dispersed urban form, and limited pedestrian infrastructure in high-temperature conditions. However, significant sustainable transport investment over the past decade is transforming the urban mobility landscape. The Dubai Metro — now comprising over 90 stations across two lines — is being expanded through the Route 2020 extension and planned future phases, providing a growing alternative to private car travel. The Dubai Tram, Abu Dhabi Bus Rapid Transit, and expanding cycling networks in both cities are complementary elements of an increasingly multimodal urban transport system.

The UAE’s Electric Vehicle strategy — targeting 50% of all vehicles to be electric by 2050 — represents a major decarbonisation pathway for the transport sector. The government has mandated EV charging infrastructure in new buildings as part of Al Sa’fat and emirate building code requirements, and DEWA’s EV Green Charger programme provides subsidised charging infrastructure across Dubai.

Transport Credits in Green Building Frameworks

Under Al Sa’fat, transport-related credits reward: proximity to public transport stops within defined walking distances; provision of electric vehicle charging stations (typically 5–10% of total parking spaces for commercial buildings); secure bicycle parking and shower facilities for cyclists; and reduction of total parking provision below code maximums (reducing car dependence incentive). Under LEED v4.1 Location and Transportation (LT), significant credits are available for projects located near high-frequency public transport, in high-priority redevelopment areas, with bicycle infrastructure, and with EV charging provision — making sustainable transport one of the highest-value credit categories for well-located UAE projects.
