The rate of heat transfer through a building element per unit area per degree of temperature difference โ the primary metric for assessing envelope thermal performance under UAE green building regulations, expressed in watts per square metre per kelvin (W/mยฒK).
Defining U-Value
The U-value โ formally known as thermal transmittance โ quantifies the rate at which heat flows through a building element (wall, roof, floor, or window) under steady-state conditions, per unit area, per degree of temperature difference between the two sides. It is expressed in W/mยฒK (watts per square metre per kelvin). A lower U-value indicates a slower rate of heat transfer and therefore better thermal insulating performance. The U-value is the reciprocal of total thermal resistance (R-value): U = 1 / ฮฃR, where ฮฃR is the sum of all resistances in the construction โ including the material layers, any air gaps, and surface resistances on both faces.
U-Value Limits in UAE Green Building Regulations
The Dubai Green Building Regulations and Specifications, administered under the Al Sa’fat framework, set mandatory maximum U-values for each envelope element type. For commercial buildings in Dubai, current requirements include: Roof: maximum 0.20 W/mยฒK; External walls: maximum 0.57 W/mยฒK; Ground floor: maximum 0.44 W/mยฒK. These values represent the minimum performance threshold โ the one-star Al Sa’fat compliance level. Higher star ratings require progressively lower U-values, incentivising envelope performance beyond minimum compliance.
Calculating U-Value: Key Considerations
U-value calculation in the UAE context requires careful attention to several factors that can significantly affect the declared value. Thermal bridging โ the conduction of heat through materials with higher thermal conductivity (structural elements, fixings, window frames) that penetrate or interrupt the insulation layer โ increases the effective U-value above the simple material-layer calculation. The correction for thermal bridging must be calculated per ISO 10211 or using approved simplified methods. Glazing U-values must include the effect of the frame and edge-of-glass zone, not just the centre-of-pane performance, and are assessed per ISO 10077.
For Al Sa’fat compliance submissions, U-value calculations must be accompanied by documented construction details, insulation product specifications (with third-party certified thermal conductivity values), and sufficient design information to confirm that the construction can be built as specified. Site inspections may verify that insulation continuity is maintained during construction, as gaps and compression of insulation materials are common causes of actual performance falling short of calculated values.
