The degree to which a building’s envelope resists uncontrolled air passage through gaps, cracks, and junctions โ a critical but frequently overlooked determinant of energy performance and indoor environment quality in UAE commercial and residential buildings.
Airtightness and Its Importance
Airtightness refers to the resistance of a building’s envelope to uncontrolled air infiltration โ the passage of unconditioned outdoor air into the building (or conditioned indoor air out) through gaps, cracks, and imperfect junctions in the building fabric, driven by wind pressure and buoyancy (stack effect). Unlike deliberate mechanical ventilation, air infiltration is uncontrolled and delivers no ventilation benefit; it is pure energy loss. In the UAE context, infiltrating outdoor air at 42ยฐC and high humidity carries a substantial sensible and latent heat load into the conditioned interior โ increasing the cooling load of the HVAC system in direct proportion to the infiltration rate.
Measuring Airtightness
Airtightness is measured by a pressurisation test โ commonly known as a blower door test โ in which a calibrated fan is installed in an external doorway and used to pressurise (or depressurise) the building to a standard test pressure differential of 50 Pascals. The measured air flow rate required to maintain this pressure difference, divided by the building’s envelope area, gives the air permeability in mยณ/h/mยฒ at 50 Pa โ the standard metric for airtightness in commercial buildings. Lower air permeability values indicate a tighter, more energy-efficient envelope.
UAE Requirements and Practical Guidance
Under the Dubai Green Building Regulations and Al Sa’fat, airtightness requirements are increasingly being incorporated into the compliance framework, reflecting international best practice. Target air permeability values for high-performance UAE commercial buildings are typically in the range of 3โ5 mยณ/h/mยฒ at 50 Pa. Achieving these targets requires deliberate attention during both design and construction: continuous air barrier layers must be specified at design stage; junctions between different envelope elements โ wall-to-roof, wall-to-floor, window frames, service penetrations โ must be detailed to maintain continuity of the air barrier; and construction supervision must verify correct installation. Post-construction blower door testing is the only reliable method of confirming that the specified airtightness has been achieved.
