LEED — Leadership in Energy and Environmental Design — is the internationally recognised green building rating system developed and administered by the US Green Building Council (USGBC). First established in 1998 and now in its fourth major revision (LEED v4.1), it is the most widely adopted green building certification framework in the world, with registered and certified projects in more than 180 countries, including a significant and growing number across the UAE.

LEED operates across multiple rating system pathways: BD+C (Building Design and Construction) for new construction and major renovations; O+M (Operations and Maintenance) for existing buildings; ID+C (Interior Design and Construction) for commercial interiors; and ND (Neighbourhood Development) for community-scale projects.

Certification Levels

LEED certification is awarded at four levels: Certified (40–49 points), Silver (50–59 points), Gold (60–79 points), and Platinum (80+ points). Points are earned across eight credit categories including Location and Transportation, Water Efficiency, Energy and Atmosphere, Materials and Resources, and Indoor Environmental Quality. The Energy and Atmosphere category typically carries the highest potential credit allocation.

LEED in the UAE Context

LEED is widely pursued in the UAE as a complementary or alternative framework to emirate-level systems such as Al Sa’fat and the Pearl Rating System. Major commercial developments, hospitality projects, and corporate headquarters across Dubai, Abu Dhabi, and the Northern Emirates frequently target LEED Gold or Platinum as a signal of premium quality and ESG commitment. Some projects pursue dual certification — satisfying both the mandatory local system and LEED simultaneously.

LEED certification in the UAE requires engagement with a LEED Accredited Professional (LEED AP) and submission through the USGBC’s Arc platform. Energy modelling must comply with ASHRAE 90.1, and water efficiency credits must account for the UAE’s specific baseline water consumption patterns, which differ significantly from US default assumptions embedded in the rating system.

يعمل LEED عبر مسارات تقييم متعددة: BD+C للتصميم والبناء، وO+M لتشغيل المباني القائمة وصيانتها، وID+C للتصميم الداخلي، وND لمشاريع التطوير الحضري.

مستويات الاعتماد

يُمنح اعتماد LEED على أربعة مستويات: معتمد (40–49 نقطة)، وفضي (50–59 نقطة)، وذهبي (60–79 نقطة)، وبلاتيني (80 نقطة فأكثر). تُكتسب النقاط عبر ثمانية محاور تشمل كفاءة المياه والطاقة والغلاف الجوي والمواد والموارد وجودة البيئة الداخلية.

LEED في السياق الإماراتي

يُتابَع LEED على نطاق واسع في الإمارات إطاراً تكميلياً أو بديلاً لأنظمة الإمارة كالسعفات ونظام تصنيف اللؤلؤ. وكثيراً ما تستهدف المشاريع التجارية الكبرى والفنادق والمقرات الرئيسية للشركات مستوى الذهب أو البلاتين في LEED.

يستلزم الحصول على اعتماد LEED في الإمارات التعاون مع متخصص معتمد من LEED (LEED AP)، والتقديم عبر منصة Arc التابعة للمجلس الأمريكي. كما يجب أن تستوفي نمذجة الطاقة متطلبات معيار ASHRAE 90.1، وأن تأخذ نقاط كفاءة المياه بعين الاعتبار أنماط الاستهلاك الخاصة بالإمارات.
